Management

Risk Management Evaluation

We understand every project is unique and inconvenient situations may arise during every phase of the project. The goal at this stage is to identify all the stakeholders as well as all the potential events that could affect the course of the project. Reasonable valuation of every risk to establish the chance of occurrence and then the impact of each occurrence will help us determine and advice what actions should be taken prior, and how the resources should be allocated in case of any occurrence.

Pre-Construction & Coordination

We consider this phase of a project is as important as the construction itself. The art of building the project in paper helps to analyze the constructability and the effect of using alternative options for materials, systems, equipment and man power. The attention to the detail help to find and fill the gaps of the designs, and clear out all uncertainties which will be translated in the design integration and cost estimate. Planning at this stage will allow the understanding of the feasibility in using techniques to meet execution timeframe expectations as well as develop a bid packaging strategy.
Construction Safety programs are evaluated and proposed at this stage, assigning responsibilities, compliance of State and Federal codes, and site safety.

Contracts and De-Scoping

Determining the intent of the parties, reasonable and logical language, definition of terms to the extent of the work inclusions per contractor, the creation of a contract or a modification of an existing one to tailor good faith contracts documents which answers the question, who does what and when.
De-scoping contractors fill gaps normally arise between exclusions of trades in their original proposals which could arise in cost escalation and delays of the projects.

Safety Programming

Construction Safety Programs are paramount to any project. Starting at the preconstruction phase, all projects are evaluated and reviewed for compliance with State and Federal codes.

Cost Estimating

From the basics to the sophisticated usage of software, our group is well versed and trained to accurate prepare estimates which would include the direct cost to complete the work, as well to determine all the particular jobsite needs and fees assigned to the project.
We based our cost estimating using the Construction Specifications Institute (CSI) Master Format 2016 to prepare our estimates. From preliminary budgeting to final cost to execute the project, based on the accuracy and completion of the designers’ plans and specifications.

Value Engineering

When doing assessment for Value Engineering (VE), several questions should be brought to the table. What is it?; What does it do?; What if it is replaced?. With rapid improvement of technologies, there are a variety of materials and systems which give several alternatives to replace the proposed in the project design. Depending on the owner’s expectations and always keeping the quality, there could be opportunities to minimize cost, improve time of construction, upgrade reliability, reduce maintenance frequency, improve the life cycle costing, recycling, sustainability, etc. The VE most important objective is to identify anything that add cost without contributing to the project requirements and could be substituted.
